The 3-storey building facing the Cowley Road was occupied by Variety Floors and prior to that was the site of an ice-cream factory. A major national house builder failed to gain planning consent to demolish the building and erect 14 flats. Subsequently, the site was acquired by Brad Andrews without planning permission and the existing building was refurbished providing 3 independent shops / offices and 3 large duplex loft-style apartments.
The shops, having been remodelled, extend the retail area of the Cowley Road to incorporate the large space adjacent to the old cinema building.
The following year, further consent was gained for 10 luxury stone-built apartments and another 3 offices to be built on the open space to the rear of the site. The new buildings reflect the historic nature of the Bartlemas conservation area with natural slate roofs and traditional dormer details.
The development was the first 100% car-free scheme in Oxford and has provided a planning precedent for sustainable development in the city.

This site was originally a rambling and decayed house in multiple occupation. A planning consent was gained for 9 individual apartments. The right-hand house of the pair was a flat-roofed 1960s building with steel-framed windows and modern bricks. The entire facade was demolished and redesigned to mirror its other half and match the style of the period in which the street was originally built.

This single property was subdivided into 3 flats. The area behind the house provided parking for the property and a further 2 semi-detached homes at the rear. The units all have inward-facing glazing onto a courtyard, creating seclusion in an urban setting.

Oxford Road, Horspath

Horspath Road Horspath Road

This was the site of a small house that had fallen into a state of substantial disrepair. A planning consent was gained for 2 detached dwellings offering extremely spacious accommodation on 3 floors.

Lake Street

This property was purchased as a 3-bedroom end-of-terrace house, first built in the 1800s. Following a successful planning application, a discrete extension was added and the property was made into 2 dwellings each offering light, spacious and flexible accommodation with hand-built kitchens and period features.

This individual family home was built on the site of a 1960s chalet-style detached house of approximately 150m2. The original house was featured at the Ideal Home Exhibition in 1963. The design pays homage to that of its forbear and sits comfortably on an inclined site now offering approximately 300m2 of flexible and contemporary accommodation.
